Five Tips For Staging An Open Plan Area When Presenting Your Home For Sale
This week we sit back down with the lovely Gabby Rosenfeld from Freestyle Interiors (freestyleinteriors.com.au) for some advice on how to stage an open plan area in your home when presenting to sell. Over to you Gabby....
These days most of our living is done in an “open plan” environment with emphasis based on creating areas for cooking, eating, watching TV and entertaining.
The advantage to this contemporary style of living is that it brings the family together into one open area for everything to happen.
See below for Gabby's 5 tips on staging an open plan area.

My number one rule when staging is to firstly work out the rooms focal point and stage around this feature. If you have a large window then place emphasis on this aspect and arrange your furniture around it. Whilst the TV is always a part of our day to day lives it does not have to be the main feature.
When it comes to dining spaces ensure you have your correct proportions for table and chairs. If you have a large dining space why not go for an eight seat table and chairs. One oversize piece of artwork and a buffet would be enough to stage this space beautifully. Ensure that your furniture also relates to the architecture of your property. If you have a new build then opt for modern contemporary lines. In a more traditional home I would use classic furniture.
Depending on the size of your bench-top, kitchen islands can also be enhanced with stools either grouped in two, three or fours. If you have high gloss surfaces under the bench footrests on your stools will aid in minimizing any marks.
Placing a rug in your living area creates a perfect zone for watching TV and having conversations. Anchoring your furniture on the rug can also create a more intimate feeling in the space.
Pendant lighting can add instant impact to an open plan area and again create a defined zone to the area you are staging. For example a large pendant over a dining table creates instant warmth and ambiance.
